5 Tips to Help Sell Your Home
Our job as realtors is to get our sellers the most amount of money in the least amount of time.
Before a property hits the market, we work in tandem with our clients to make sure their home looks its absolute best for its debut on the MLS. We call this the “pre-list” phase.
During this time, and depending on the state of the property, our team will recommend that our client complete certain tasks. This can include anything from decluttering & professional cleaning to light renovations or landscaping. Each home is unique and will require its own list of pre-list work.
That being said, there are items that we see recommended across the board – no matter if our clients are selling a condo or detached home. Today, we’re sharing those with you. Most of these “to do” tasks won’t break the bank and can make a real difference in how it shows to potential buyers.
Without further ado, we present…
5 TIPS TO HELP SELL YOUR HOME:
DECLUTTER
This is step 1. It’s a REALLY important step and often the hardest and most time-consuming. When a home hits the market, all surfaces should be bare (save and except for staging items) and closets should be empty or nearly empty. A potential buyer wants to see themselves in your home. It’s really hard to imagine oneself living in a home with someone elses personal items everywhere. This could be a great opportunity to donate or sell clothes, furniture or electronics.
NEW LIGHTING
A trendy fixture can bring pizzaz to any space. In homes that don’t get a ton of natural sunlight, this is a great way to show off the property. Don’t forget to check all the light bulbs and ensure they’re working. We’re also suckers for a dimmer switch!
TRENDY HARDWARE
Similar to lighting fixtures, swapping outdated hardware for a trendy alternative can make all the difference. Think removing silver kitchen knobs for matte black ones. Repeat this in the bathroom and for all indoor door knobs and handles. Some items are simple to install yourself and don’t require a handyman. Save those sheckles!
FRESH COAT OF (WHITE) PAINT
Dirty, scuffed up walls are an eye-sore. A fresh coat of paint brings the walls back to life. Why white? Compared to darker colours, white makes spaces look larger. And that’s always the goal!
STAGE IT
This is often the last step of the puzzle before a property gets photographed and goes live to the MLS. This is also where the magic happens. We work with amazing stagers and it’s an aspect of the real estate business that we absolutely love!
There you have it! A few “pre-list” tasks. Most of these are not too costly and can make a huge difference when a home hits the market.
